Why Some Sellers Wait Too Long — And What They Wish They Knew Earlier
Written by Gillian Gooch • June 25, 2026
One of the most common things I hear from homeowners is:
“We thought about selling sooner… but we just weren’t ready.”
And honestly, that feeling is completely understandable.
Selling a home is a major decision. It involves finances, timing, emotions, planning, uncertainty, and often a long list of “what ifs” that can make people hesitate before ever reaching out to a Realtor®.
Sometimes homeowners wait because they’re worried the market isn’t right.
Sometimes they feel overwhelmed by repairs or decluttering.
Sometimes they aren’t sure where they would move next.
And sometimes, they simply don’t want the stress that they imagine comes with selling a home.
But what many sellers later realize is this:
The hardest part is often just starting the conversation.
A lot of people assume they need to have everything figured out before speaking with an agent. They think the house has to be perfect. Completely updated. Spotless. Ready for professional photos the moment they make the first phone call.
That’s rarely the reality.
In fact, one of the most valuable parts of working with a Realtor® early is gaining clarity before making decisions that may not even be necessary.
Some sellers spend money on renovations they didn’t actually need.
Others delay for months because they assume their home “isn’t ready yet.”
And many become overwhelmed simply because they’re trying to figure everything out alone.
The truth is, every home — and every seller — starts in a different place.
Some homes are move-in ready.
Some need updates.
Some are tied to emotional transitions, estate situations, downsizing, or major life changes.
Some homeowners are ready immediately, while others simply need a plan and time to prepare.
That’s okay.
A good Realtor® should never make clients feel pressured into moving faster than they’re comfortable with. Instead, the goal should be to provide guidance, answer questions honestly, and help homeowners understand their options so they can make informed decisions when the timing feels right for them.
One of the biggest misconceptions about selling is that reaching out to an agent automatically means committing to list the home right away.
It doesn’t.
Sometimes an initial conversation simply helps homeowners understand:
what their home may realistically be worth,
what updates are actually worth considering,
what today’s buyers are looking for,
how timing could affect their goals,
and what steps would make the process feel less overwhelming.
Having a plan often removes much of the fear.
I’ve worked with sellers who contacted me months before they were ready to list. In many cases, that extra time actually made the process smoother because they were able to prepare gradually instead of feeling rushed and stressed at the last minute.
And honestly, many homeowners feel relief after that first conversation because they realize the process may not be nearly as overwhelming as they imagined.
Real estate decisions are personal.
There’s no perfect timeline that fits every family or every situation. But if selling has been on your mind, even quietly in the background, it may be worth having a conversation sooner than later — not because you have to make immediate decisions, but because having information helps people move forward with more confidence and less uncertainty.
You do not have to have everything figured out before asking questions.
And you certainly do not have to navigate the process alone.
