More Than a Zestimate: What Your Home Is Really Worth

One of the questions I'm asked most often is, "What do you think my house is worth?"

Sometimes the person asking is thinking about selling in the next few months. Other times they're simply curious after seeing a neighbor's home sell or noticing that online home values seem to change every time they check. More often than not, they'll tell me they already looked up their Zestimate, but they aren't sure whether it's accurate.

It's a great question, and one that doesn't have a simple answer.

After years of working in real estate, I've learned that a home's value is much more personal than most people realize. While online estimates have become incredibly popular and can provide a general starting point, they don't have the ability to truly understand what makes your home unique. They rely on public records, recent sales, and algorithms, but they can't walk through your front door or recognize the countless details that often influence what buyers are willing to pay.

I've walked through homes that looked nearly identical from the street but were worlds apart inside. One homeowner may have spent years updating the kitchen, replacing the roof, renovating bathrooms, and carefully maintaining every corner of the property. Another home with the exact same floor plan may need significant repairs and updates. An online estimate often struggles to recognize those differences, yet buyers notice them immediately.

The same is true for features that don't always fit neatly into an algorithm. A private backyard, beautiful mountain views, mature landscaping, a finished basement, or thoughtful custom touches may add value in ways that aren't fully reflected in an automated estimate. On the other hand, deferred maintenance or changing market conditions can affect a home's value just as quickly. Real estate is influenced by people, and people don't always make decisions based solely on numbers.

One of the things I enjoy most about pricing a home is that it requires looking beyond the data. Comparable sales are certainly important, but they're only part of the picture. I also consider current buyer demand, competing listings, the condition of the property, the location within the neighborhood, and how the home compares to others a buyer is likely to tour. Pricing a home well isn't about finding an average—it's about understanding how your home fits into today's market.

I think that's why homeowners are sometimes surprised when we discuss value. They're expecting a quick number, but what they receive instead is a conversation. We talk about improvements they've made over the years, how long they plan to stay, what their future goals are, and whether they're simply curious or actively considering a move. Understanding a home's value isn't only helpful when you're preparing to sell. It can also help you make decisions about renovations, refinancing, long-term financial planning, or simply understanding one of your largest investments a little better.

The housing market is constantly changing, and that means your home's value changes along with it. Buyer preferences evolve, inventory rises and falls, interest rates shift, and neighborhoods continue to grow. A value that was accurate six months ago may look very different today, which is why relying on an old estimate—or a number generated without ever seeing your home—can sometimes create unrealistic expectations.

Perhaps the biggest lesson I've learned is that no two homes are exactly alike because no two homeowners are exactly alike. Every family has cared for their home differently, improved it differently, and created a different story within its walls. That's something no algorithm can fully measure.
